Carl L. Goertemoeller is the Executive Director of the UC Real Estate Center.
Goertemoeller currently serves as Principal and Founder of CLG Real Estate Advisory, advising numerous clients including Alliance Bernstein, Hines, The Irvine Companies, Kemper Development Company and multiple hedge funds on a variety of strategic retail real estate matters including valuation analysis, asset redevelopment and location strategies.
Goertemoeller currently serves on the Asset Committee of the Cincinnati Center City Development Corporation (3CDC) and on the board for the local chapter of NAIOP.
From May of 2016 to July of 2019, Goertemoeller was Chief Business Development Officer at Viking Partners, a private equity real estate investment firm based in Cincinnati, focused on the acquisition and value maximization of retail, office and flex real estate throughout the Midwest and Southeast United States.
In March of 2016, Goertemoeller retired after a 16-year career at Macy’s, Inc., most recently serving for seven years as Senior Vice President of Real Estate, where he was responsible for leading the development and implementation of both Macy’s and Bloomingdale’s corporate-wide real estate program, including retail assets, offices and warehouse/distribution center facilities.
Prior to joining Macy’s, Goertemoeller was Vice President of Development at Simon Property Group, a global leader in retail real estate ownership, management and development. Goertemoeller spent 15 years with the company, holding numerous development positions within both the regional mall and open-air center divisions. Before joining Simon Property Group, Goertemoeller held Research and Financial Analyst positions at both Federated Department Stores and General Electric Corporation.
Goertemoeller was elected to the Board of Trustees of the International Council of Shopping Centers in 2010 and served on its Executive Board from 2013 to 2016. He previously served on the Board of Executive Advisors in Real Estate for the University of Cincinnati, the Board of Directors of the Downtown Cincinnati Improvement District and Board of Directors of Downtown Cincinnati, Inc.
Goertemoeller graduated from the Lindner College of Business and received his Masters of Business Administration from Miami University.
Gary Painter, PhD
Academic Director, BEARE Chair and Professor of Real Estate
Gary Painter, PhD, is the BEARE Chair and Academic Director of the Center for Real Estate at the University of Cincinnati. Gary received his PhD in Economics from the University of California, Berkeley, and his undergraduate degree in Quantitative Economics and Decision Sciences from the University of California, San Diego.
Gary has extensive expertise in housing, urban economics and social innovation. His work in real estate is shaped by understanding issues of housing affordability and how changing demographics impact U.S. housing markets. His research has appeared in numerous top journals and media outlets.
Gary has previously served as President of the American Real Estate and Urban Economics Association. And has held leadership positions at the National Association of Realtors, Andrew Davidson Co., Fannie Mae, the Research Institute for Housing America, and as an expert witness on several real estate and fair housing cases.
Eunjee Kwon, PhD, is an Assistant Professor of Real Estate at the Lindner College of Business and University of Cincinnati. She received her PhD in Economics from the University of Southern California and holds bachelor’s and master’s degrees in Economics from Sogang University in Seoul, Korea.
Her research explores how major urban shocks — such as the rise of remote work, natural disasters, immigration and e-commerce — reshape household mobility and city dynamics. Her work has been published in leading academic journals, including the Journal of Urban Economics, and has been recognized with the Homer Hoyt Doctoral Dissertation Award, the Haynes Lindley Fellowship, and the Dissertation Award from the American Real Estate and Urban Economics Association.
She regularly presents her work at premier academic and practitioner venues such as the NBER Summer Institute, the World Bank, Fannie Mae, and the U.S. Department of Housing and Urban Development (HUD). Her research and commentary have also been featured in media outlets including Freakonomics Radio, J.P. Morgan Insights, Time, the Los Angeles Times and Business Insider.
Bill Kernitz has over 38 years of experience in Real Estate Analysis in the private sector. He has served in senior research positions at Macy’s and Sears and has also held positions at Management Horizons, the May Department Stores Company, and the Firestone Tire and Rubber Company. Kernitz specializes in quantitative analysis and the use of geographic information systems (GIS). Kernitz received his Master of Arts in Geography from Miami University, Oxford, OH in 1983 and his Bachelor of Arts in Geography from Wittenberg University, Springfield, OH in 1981.
Edward Hudson is manager of alternative profit and partnerships at the Kroger Co.
He currently works in a team creating alternate sources of revenue out of the company’s real estate holdings as well as new lines of business particularly in customer transportation. Between 2013 and 2019, Hudson served as senior director of corporate research with offices in Portland, Oregon, and Cincinnati. He supervised a staff engaged in market research and analytics. He also served as senior director of loyalty and insights for Kroger until 2013.
Hudson joined Kroger in 1979 as a real estate attorney. Since 1984 he’s held real estate positions, including senior real estate manager for Kroger’s Nashville, Columbus and Michigan divisions, and director of real estate for Ralphs and Food 4 Less in Los Angeles, California. Ed joined the corporate real estate office in 2008 before being transferred to the loyalty department in 2010.
Hudson earned a Bachelor of Arts, magna cum laude, Phi Beta Kappa, and Juris Doctorate degrees from the University of Cincinnati. As an adjunct professor at Lindner, he teaches Real Estate Development and Real Estate Law.
Hudson is currently a member of the board and executive committee of the UC Economics Center and a board member for the ICSC’s North American Research Task Force and received the BH Kroger Award for Community Service.
Melissa Johnson is an economic and real estate development specialist with a 24-year track record of improving community assets for the growth and attraction of private investment. She is an experienced leader in the execution of development strategy in the Cincinnati region. Focused on organizational leadership, underwriting, entitlements, strategy and comprehensive aspects of the development process, Johnson works to build and grow relationships with community, developers, and end users to further cultivate opportunity throughout a variety of sectors. Her depth of experience in development of urban sites allows her to leverage her economic development expertise and position organizations to be leaders in the communities they serve.
Johnson’s experience includes developing and implementing strategic initiatives to ensure effective and efficient operations, management of large-scale urban assets, capital planning and management of diversified funding mechanisms, active practice of economic representation, leading community engagement efforts, negotiating complex, multi-party real estate transactions, promoting organizational successes and strategic learnings through public speaking, and collaborating with local jurisdictions to align development and community goals.
Johnson holds a BA in Urban & Regional Planning and a BA in Geography from Miami University and is a Certified Project Manager through Xavier University.
She serves on the Greater Ohio Policy Center Board, Duke Energy Advisory Council, Greater Cincinnati Foreign Trade Zones Board, and Cincinnati Dress For Success Development Committee.
Greg Scheper currently serves as Director of Strategic Assets for Corporex. In this role Scheper is responsible for devising and implementing strategies to maximize value for underperforming and non-performing assets through redevelopment and repositioning properties to better meet market demands.
Scheper is a licensed attorney in the Commonwealth of Kentucky who has primarily focused his career working in business-centric roles. Over the course of his twenty-five year career he has developed an expertise in multiple disciplines within the commercial real estate industry, including development, land-use and zoning, acquisitions/dispositions, public-private partnerships, economic development, entitlement procurement and leasing.
Scheper earned his Juris Doctorate from the University of Cincinnati.
Chuck Schroer, an attorney with over forty years of experience, has negotiated, documented and closed numerous complex commercial real estate transactions for the benefit of clients and the community at large. He has represented national and regional developers, department stores, public agencies, national chain store operators, multinational corporations, and family-owned businesses in implementing their business and public interest strategies, both in the domestic United States as well as in Europe, Asia and the Far East. His practice has involved a myriad of real estate matters, often requiring the leadership and coordination of team-based solutions. Representative matters have included purchase and sale agreements for single asset real estate as well as portfolios, financing, commercial leasing, incentive agreements, and reciprocal easement and operating agreements for mixed-use projects.
Chuck recently elected Retired Member status with Frost Brown Todd LLC, where he was an equity member for over thirty years and a member of its Real Estate Practice Group. During his tenure with the firm, he also served as general counsel to the Southwest Ohio Regional Transit Authority from 1996 to 2002. He continues to be recognized by Best Lawyers in America, Real Estate Law, 2009-2021. He also served on the Advisory Board for the Georgetown University Law Center Advanced Commercial Leasing Institute from 2014 through 2019, presenting each year to seminar participants on various aspects of commercial leasing. He has been a long-time member of the International Council of Shopping Centers, having frequently presented at its regional and national law conferences.
Chuck is passionate about historic preservation, having been a member of the Board of Trustees for the Cincinnati Preservation Association for eighteen years and twice serving as its President. He was integrally involved in the preservation and restoration of the Walnut Hills Bell Tower, the nationally acclaimed Rauh House in Woodlawn, Ohio, Pinecroft (the estate of Powel Crosley) located on the west side of Cincinnati, and the Harlan Hubbard studio located in Fort Thomas, Kentucky. He has documented a number of façade and conservation easements.
He currently serves on the Board of Directors for the St. Vincent de Paul Charitable Pharmacy and previously served on the Board of Directors for the Corporation for Findlay Market. He is a member of Leadership Cincinnati Class XXVII.
Chuck is a licensed attorney in both Ohio and Kentucky. He received his undergraduate degree from Georgetown University and his law degree from Saint Louis University.
Marianne Taylor is a Senior Associate on CBRE’s OH + LEX Multifamily Team and is partners with Dave Lockard and Kurt Shoemaker. She is responsible for listing and selling multifamily apartment complexes, accompanying prospective buyers on property site visits, maintaining current market knowledge, and negotiating contracts. Marianne holds both an Ohio and Kentucky Real Estate Salesperson license.
She joined CBRE in 2019 after an almost ten-year career at PNC Bank, where she excelled in both commercial real estate underwriting for investment properties and small business relationship management. During her career, Marianne has closed countless investment and owner-occupied commercial real estate dispositions and loans.
She has a passion for developing the careers of others and acted as a mentor for six retail bank associates during her tenure with PNC Bank. She also acted as a mentor for a student that recently graduated from the UC Real Estate Program.
Marianne earned a Bachelor of Business Administration from the University of Cincinnati, where she achieved Magna Cum Laude and Beta Gamma Sigma honors. While at UC, she played on the Women’s Golf Team and competed in every tournament during her college career. She received a Master of Business Administration from Xavier University, where she received Beta Gamma Sigma honors. She is an Adjunct Professor at the UC Lindner College of Business, teaching Property and Asset Management.
She is currently a board member for the Real Estate Executive Advisory Council (REEAC), the Clifton Heights Business Association (CHBA), and the Emerging Leaders of Cincinnati Parks Foundation.
